    Had a few showings that went smoothly, until we received the lease. Lease is incredibly sketchy and is designed for students/tenants who don't know better. I am a landlord myself, and while I understand they need to protect their assets, I also need to protect myself. I wrote them in a polite manner to discuss a few things and spent hours altering the lease to have a discussion over. In a manner of minutes, they sent me a pre-fabricated response about the lease being non-negotiable. As a landlord, I would much rather have someone in my home who obviously cares. You would think taking the time and dedication to protecting yourself would show the nature of personality and level of care one would give to this property. As a homeowner, I am empathetic in understanding how valuable and important it is to protect your property and I would treat this home as my own. I understand they deal with a lot of students who are there to party, but you think they would take the time to respond to a working professional who would leave the property in a better state than was given. Some clauses that were alarming: 1. Allowing them to raise rent by 10% at ANY time. 2. If house needs repairs before you move in, you are still responsible for the lease in its entirety. If the house needs 3 or 4 months or repairs, you won't pay rent for that period, but you are responsible for paying rent after said repairs are done. 3. Cleaning fee was incredibly high. In my experience as a landlord, charging a cleaning fee at the beginning of a lease is inviting your tenants to leave the place as dirty as possible. 4. After charging a cleaning fee, they still expect a professional carpet clean to be done at the end of the lease. While I would have done this anyway to get my deposit back, it was insulting since they already wanted to charge a cleaning fee well above the average amount per square foot. Take your time in reading your lease. Only you can be the one to protect yourself.
